Investment Property Portfolio Building Service
In response to client demand we have recently launched the Crown Property Investments Portfolio Building Service.
Many clients have told us that they simply don't have sufficient time to fully analyze all the property investment deals that we offer them and have asked us to consider offering a 'hands off' portfolio building service, where we do all the hard work involved in building an investment property portfolio for them. We are pleased to be able to offer this service to clients from November 2011.
We offer a true personal sourcing service for investors, designed to ensure that you buy property that you want rather than being 'sold' whatevever property is currently available. We will meet you to discuss your requirments and then find property that matches those criteria. We won't just offer you property that we want to sell !
What does the service include ?
An intial free consultation. One of our experienced Property Consultants will meet you to explain what our service can offer and establish if the service will be suitable for you. If we think it's not right for you, we'll tell you straight away. We will discuss your individual needs and requirements and formulate a plan to achieve your personal targets.
Your own Personal Portfolio Development Manager - After your initial consultation you will be assigned a Portfolio Development Manager who will be your point of contact with the company and who will be responsible for implementing the strategy agreed with you at your consultation.
Property Sourcing - We will then personally source properties for you based on your selection criteria. Each property sourced will be offered to you exclusively for 7 days and will have a discount of at least 20% from RICS market value.You are under no obligation to purchase any property offered to you and alternative properties will be offered if you do not wish to proceed with any particular property.
Access to Our Property Investment Support Team - We will give you access to our personal team of mortgage brokers, solicitors, property managers and all other service providers that you will require to build and manage your portfolio.
Ongoing Portfolio Maintenance Services - Unlike most property sourcing companies we don't wave you goodbye as soon as you have completed your purchase. We will arrange for your property to be tenanted and fully managed as quickly as possible. We will also arrange and manage any refurbishment works that may be required.
Typical Investment Example
- Valuation - £85,000 (verified by RICS valuation)
- Purchase price - £68,000 (20% discount)
- 75% Mortgage - £51,000
- 25% deposit - £17,000
- Acquisition costs (including legal, survey, broker and sourcing fees - £4,750
For a total investment of £21,750 you would gain additional instant equity of £17,000 and total equity in the property of £34,000 on day 1 !
Typical Ongoing Monthly Costs and Income
- Expected Rental Income - £500
- Mortgage (5% interest only, 75% LTV) - £212.50
- Management fee - £60
- Buildings Insurance - £17.50
- Monthly Surplus -£210.00 ( £2,520.00 p.a.)
So, not only do you benefit from an equity return on the capital invested in the property, you also receive a rental income return far higher than could be achieved from having the equivalent amount of capital sat in the bank.
Who will benefit from our Portfolio Building Service ?
- Clients with a busy job or other commitments that place significant demands on their time.
- Clients with liquid funds of at least £35,000 or the ability to liquidate other investments of equivalent value.
- Clients who wish to build a portfolio of between 2 and 25 properties per year
- Clients looking for large equity returns and a significant monthly passive income from property investment
We currently have the capacity to take 8 clients in to the Portfolio Building programme and will do so on a first come first served basis.
