- You must be in a position to buy and move at the point at which you enquire about buying a house with us. This means that you will not be in a position where you need to sell your existing property before purchasing a new one. Many of our properties are of a size and price that suit first time buyers, so buying one of our discounted properties can be an excellent way to get on the housing ladder sooner than you thought was possible.
- You must not be in a chain. Unfortunately we are unable to consider you for any of our properties if you have agreed a sale of your existing property but your sale is part of a chain.
- You will need to be able to make a quick decision on any property that interests you. You will, of course have the opportunity to view any property that interests you but should be aware that, due to the fact that most of our listings are heavily discounted, properties tend to be sold quickly. If you choose to purchase a property you will be expected to complete the purchase within 6 weeks of reservation, barring exceptional circumstances, or we reserve the right to re-market the property.
We have to insist on enforcing the above criteria because most of our discounted properties are only available at such low prices because the seller needs to achieve a quick sale. We make a commitment to them to sell their properties as quickly as possible and therefore are only able to work with serious buyers who are ready and able to complete a purchase.

Steps to Buying a House
Getting a Mortgage
We always encourage buyers to get arrangements in place for a mortgage as quickly as possible. In fact we firmly believe that, in order to be fully prepared for buying a house, you should obtain a decision in principle from a lender before you even select a property to buy. That way you can be much more confident about what you can afford to pay for a property.
We do not recommend any particular single mortgage provider. This is because the mortgage market and the deals available change on an almost daily basis. The mortgage deal that suits you best one week may not be available the following week, or may have been superseeded by an even better deal.
We do recommend that you use a qualified, licensed, independent mortgage broker to assist you with finding a suitable mortgage. A good mortgage broker will be able to quickly sift through the multitude of deals available to find the best one for your individual needs and circumstances .
Some well established mortgage brokers will get access to exclusive preferential deals from lenders that are not available to the general public. Finding a Solicitor
You need a high quality and efficient conveyancing solicitor, especially if you need your purchase to complete quickly. Far too many people make the mistake of using their family solicitor to do the legal work on their home purchase and, unfortunately, many pay a hefty price for doing so.
There is quite a lot of legal work involved in buying a house but that doesn’t mean that it has to take 3 months ! It can and should be completed within 4 weeks. We’ve seen countless people miss out on their dream home because of an inefficient solicitor who spent several weeks claiming that he couldn’t do anything else until the seller’s solicitor responded to his enquiries.

Home Insurance
You need to make sure that you have adequate home insurance in place before moving in to a property. Your insurance will actually need to be in place as soon as you own the property so you should prepare for this as soon as possible by getting some home insurance quotes from a comparison service such as Quotezone .
