Find Tenants
How to find good tenants for your property
In our opinion the best way to find tenants for your properties is dependent on your intentions towards the long term management of the property.
Tenant Find and On-going Property Management
If you plan to take a hands-off approach and have a letting agent manage the property for you, then we would suggest that you use the same agent to select the tenant and manage the property. That way, the agent has a much greater incentve to ensure that a good tenant is selected because they will have to deal with the fall out of any problems that occcur during the tenancy.
For a full tenant selection and management service, we have no hesitation in recommending that you chose the National Property Group to provide this service. They offer a nationwide service, without geographical limits and have recently modified their pricing structure to make their service more cost effective for landlords.
National Property Group manage over 100 properties on behalf of the Directors of Crown Property Investments. We have known the Directors of NPG for 7 years and have been very impressed with the way they don't just manage the properties but also constantly strive to improve the performance of the portfolio with regular rent reviews and a zero tolerance aproach to arrears.
Tenant Find Only
If you intend to use an agent solely to find a tenant and then manage the tenancy yourself, your primary concern should be to get a good tenant selected to occupy your property as quickly as possible.
In such cases, getting the availability of your property exposed to as many tenants as possible is key - which is why we recommend that you use Upad. Upad will list your property on hundreds of property portals, including the major, high traffic sites - Rightmove, Zoopla, FindaProperty, Gumtree, Globrix and Primelocation. They will get your property massive exposure very quickly, which should lead to several tenant enquiries and a successful let.
Upad will handle all the tenant enquiries for you and deal with administrative tasks such as referencing and credit checking, but you will meet prospective tenants and show then around the property so you can select the tenants that you prefer.
