Rightmove is widely recognised as the leading property portal website in the UK. It enjoys a dominant market position and is the first port of call for most people searching for property on the internet. It is estimated that over 65% of home movers first saw the property that they bought on the Rightmove website.

However, many home buyers and property investors do not realise that Rightmove has much more to offer them than just a property search engine. Rightmove offers a series of guides, tools and applications that can help property buyers to understand the market better and make informed decisions about the properties that interest them. The best of  the tools and resources offered by Rightmove are discussed below.

Property Guides

Rightmove provide six practical, easy to use guides covering all aspects of a property transaction. There is something there to help you, wherever you fit in to the process. The guides cover Buying, Selling, Renting, Letting,  Student Renting plus a guide aimed specfically at First Time Buyers.

The guides explain in detail the processes involved in each transaction so that you know exactly  what to expect. They are organised in to logical sections that allow you to easily access the specific information you require and come with jargon buster sections to help you understand some of the overly complicated language used by property professionals and solicitors.

House Price Index

The Rightmove House Price Index is the largest and most up to date record of housing asking prices in the UK. It collects a large sample of asking price data in order to produce monthly and yearly figures for UK house price movements.

In measuring asking prices it works differently to other house price indices which tend to measure realtively small samples of sale price data. It is considered by many experts to be a leading indicator  of  house price trends. This is because asking price data is fresher than sale price data, which is often recorded several months after a property comes on to the market.

Price Comparison Report

This feature is aimed at homeowners considering putting their property on the market and property buyers researching a particular area. The user can input a postcode, property type and bedroom numbers to receive a report that combines Rightmove's own data, Land Registry data and Scottish Registers data. The report shows  the asking prices of properties currently on the market, properties that have been removed from the market, and properties that have recently been sold.  

Rightmove Apps

Rightmove have produced apps for the iphone, ipad and desktop that allow you to search for properties in the vicinity of your exact location and receive notifications of new properties.

Mortgage Calculator

Rightmove have added a simple and very easy to use mortgage calculator to their site. This allows you to quickly check that you will be able to meet the repayments on any property you are considering for purchase. It can be used to calculate mortgage payments on an repayment basis or an interest only basis.

 

Selling Your Property on Rightmove

 

In order to advertise your property for sale on the Rightmove website you will need to list it with an authorised estate agent as private listings are not permitted on the site. This means using a traditional High Street agent or, alternatively, one of the growing number of approved online estate agents who can list your property for you on the portal.

 

A Final word of Warning: Some of the best properties never make it on to Rightmove

 

Many property buyers have come to rely almost exclusively on searching Rightmove's listings when searching for a house to buy. However, in doing so, they often miss out on the chance to buy the very best properties or pick up bargain properties.

Estate Agents usually maintain 'hotlists' of buyers interested in particular types of property that are in high demand. When one of these properties become available an agent will usually call their hotlist of buyers to arrange viewings before conducting Any other marketing. Often the property will be sold before the agent is able to add it to Rightmove.

Similarly, heavily discounted properties, that represent fantastic bargains, will rarely appear on Rightmove. At Crown Property Investments we do not market  our properties on Rightmove's websites.  For the most part our property listing are what we call 'off market' opportunities. For a variety of reasons, mostly on the insistence of the vendor, we are unable to publicly market full details of the property, and can only disclose details to buyers who register their interest with us.

All our properties are heavily discounted, some by as much as 50%, so it is well worth searching our UK Property listings to see if you can find a bargain that meets your requirements.
