Zoopla, the online property portal, provides it's users with a variety of innovtive tools to help them better understand the mechanics of the property market, in addition to simply searching for property to buy. One of the tools that Zoopla provides to it's users is a free and accurate online property valuation application.
Online property valuation tools have been around for a few years with companies such as Mouseprice and Pricemyhome providing their own automated valuation applications. However, some of these tools have been a little bit hit and miss.
For some areas of the country, where there have been plenty of property transactions in recent years, they can provide you with a reasonably accurate valuation but, in a lot of cases, the only way to get a true estimate of the value of your home has been to go to the trouble of getting an estate agent to visit and conduct an appraisal.
Is Zoopla's Property Valuation tool accurate ?
Zoopla have changed the perception of online valuation tools throughout the industry with the launch of their own customised valuation tool. The tool appears, in most cases, to offer greater accuracy than it's predecessors because it takes a greater volume and variety of data in to account.
The application uses a complex mathematical formula to blend together, current property asking prices with sold price data from the Land Registry and the Scottish Registers, and house price trend analysis from mortgage lenders and banks.
This analysis is carried out at a local level for greater accuracy and is then refined even further to take in to account characteristics of individual properties when the user of the application (you) inputs extra detail in the system about their home. This information includes elements such as the presence of otherwise of extensions, garages and other improvements and the actual size of the house and any gardens.
The end result is a valuation that is far more considered and personalised than simply calculating the average recent sale price pf properties in the immediate area.

2. Click on the "Get Estimate" button or, if an estimate has previously been conducted on the property, click the "Refine Estimate" link.
3.Complete the property details as accurately as possible.
4. Register with Zoopla or, if you already have an account with them, sign in to your account. You will then be able to see your free valuation
